The one thing I now require when living in an apartment building is on-site laundry facilities. 

When I lived in NYC, the apartment in the building my partner and I shared did not have laundry facilities. So we had to drag our laundry to a laundromat, which was a royal pain in the ass, especially during the summer months when the city felt like a pizza oven. I dreaded it.

Even when I lived in Orlando and rented various apartments for the 15 years that I was there, not one of them had on-site laundry facilities. However, back then, I used to take my laundry to a wash-and-fold service once a week that charged $1.25 per pound. I would pay anywhere from $10.00 to $12.00 per service.

Since moving back east, the two apartment buildings I've lived in had on-site laundry facilities.

The one where I currently live has a nice-sized laundry room with 20 washers and dryers. They also have three washers and dryers for heavier items, such as comforters and rugs.

What I love about the washers and dryers in our building is that they don't require COINS to operate. Tenants now use a debit card that we can reload to activate the washer and dryer. It's so much easier than using coins.

When I Do My Laundry -

I know this sounds crazy, but I like to do my laundry very early (4:30-5:00 AM) on Tuesdays. No one else is in the laundry room that early, so I can wash, dry, and fold two loads of laundry in a little over an hour. I don't dilly-dally; I get it done fast.

Note: I NEVER do my laundry on the weekends because EVERY tenant in the building is in the laundry room on those days. That's another reason I prefer having off during the week and working weekends. I like that I'm on an opposite schedule than the rest of the world, who traditionally works Mon-Fri, 9 to 5, and then have to do all the things on their weekends that I do during the week.

The building I live in has 25 floors and 250 apartment units. Because Philadelphia is a heavily populated college town, I would say that more than half the tenants in my building are college students. And college students, mostly, are interested in one thing - PARTYING. And they pretty much occupy all the apartment buildings in this city, regardless of how luxurious and costly because Mommy and Daddy are paying for them. And when you're in college, laundry room etiquette is the last thing on your mind. 

And speaking of laundry room etiquette, here is a sign in most laundry rooms, which might as well be invisible because no one seems to READ it...


My Two Pet Peeves -

I've gone down to the laundry room countless times, only to find laundry in both the washers and dryers that have been sitting there since the day before. And I know that to be true because the clothes in the dryers are ice cold, and the clothes in the washers are still wet and smell like MILDEW from the depths of HELL. 

Here, look...


My other peeve is people who don't clean out the lint trays after using the dryer. No lie, this is what some trays look like when I open the dryers. They look like someone sheared a herd of SHEEP...


In conclusion, I would like to show you my favorite laundry detergent. I love using a coupon from CVS and getting a discount because laundry detergent is so expensive, it's cheaper to buy new clothes.



But I have a wasteful confession to make. Do you know how the lids on laundry detergents give diagrams of how much to use for medium, large, and extra-large loads? 


Well, I NEVER follow those diagrams because I'm always worried there won't be enough detergent to clean my laundry.

Therefore, I do this...

  1. I've got to be completely honest, Ron, I do the same thing when using laundry soap. I OVER-indulge. I feel the same as you, I want to make sure my laundry get cleaned properly and the diagrams on the cap of detergent don't seem like very much. I know it's concentrated, but it still looks like it's not enough for even a small load of laundry.

    When it comes to detergents, I switch on and off. I love the ones that have fabric softener already in them. My favorite is Tide Downy. LOVE that smell!

    I'm shocked by the amount of apartments and how many floors you have in your building. And 25 floors...WOW! How is the elevator situation in your building? Are they reliable? It's no wonder you like to do your laundry early in the day and not on weekends. I would too.

    My apartment building is rather small. Only two floors and five apartments on each floor. We have facilities in the basement level. Four washers, four dryers. I usually have no problems doing my laundry whenever I do it. There may be one other tenant down there at that time.

    You're so right, detergent is to damn expensive. I find that Target has the worst (highest) prices. I get mine at Dollar General because the prices are so reasonable.

    You too?!?!? Glad to hear I'm not the only one who is OVER-indulgent with the laundry detergent. Yes, I know they claim that you don't have to use much because it's concentrated, but visually, I just don't believe it. Ha! It doesn't look like enough, you're right!

    Me too! I've used Tide Downy in the past and loved the scent. Gain has one with a fabric softener that I've used too. I love me some clean-smelling clothes!

    Funny you should ask because last week one of the elevators was down for the weekend, so anyone who was moving in or out had to use one of the passage elevators, so there was a long wait to get an elevator. That's the one thing that's frustrating about my building. The elevators are old, and when they fix them, they just put a band-aid on them until they break again. All three elevators need to be fully replaced. However, that would be expensive for them, so they keep delaying it.

    Agreed! Laundry detergent at Target is ridiculous. Such a rip-off. And OMG, I can't believe you mentioned Dollar General because that's where I get mine sometimes, when I can't get to CVS. GREAT prices!

Oh boy, Ron, my BIG pet peeve about laundry room etiquette are the people who fill four dryers at the same time, so their clothes finish drying at the same time, but then the tenant proceeds to take FIVE hours folding their clothes WHILE THEY ARE IN THE DRYER. Which means that everyone else has to wait while they work their way thru each dryer, leisurely folding each article of clothing as they remove each individual piece from the dryer. Grrrrrrrr!^!% Makes me want to scream!

    I good friend of mine uses Persil and turned me on to it, and I NEVER went back to Gain.

    And yes, the washers and dryers in the laundry room in my apartment building are debt card as well. Coins are such a thing of the past. And it's almost impossible to even get coins at the bank anymore.

    While reading the first paragraph of your comment, I was nodding my head and thinking, "I HATE THAT TOO!!!!" You see, that's another reason why I prefer doing my laundry at such an early hour because I'm always ALONE and don't ever have to wait for a washer or dryer. OMG, that is so aggravating! Plus, I can't stand people who move slow because I do everything at warp speed. I'm not a very patient person when it comes to certain things. I also walk VERY fast and can't stand walking behind someone who walks like a SLOTH. LOL!

    Isn't Persil great? I make a habit of running into CVS once a week, just to see if it's on sale. And I love when I have a coupon that I can use when paying for it, but can only do that at REGULAR price.

    So true! In fact, the banks here in Philly are begging customers to turn in their coins.

  5. Ron, what I really like about my apartment building is that they have washers and dryers (two of each) on every floor. I used to live in a building that had them in the basement like you. Much easier having them on the floor. Although I will say that they need to do a better job at keeping the machines working order because sometimes they will break, so I have to go to another floor to do my laundry until them fix them.

    The lint left in the dryer tray drives me crazy too. I mean, how much effort does it take to simply remove the lint after drying your clothes? I think most people are just LAZY.

    I find that doing my laundry as soon as I get home from work, which is around 4 PM, I avoid the weekend crowed because you're correct, everyone seems to do their laundry either Sat or Sun.

    I use either All detergent, or Arm and Hammer (unscented). I tried Gain once and it was so perfumy. I have sensitive skin.

  6. OMG Daniel, I so wish we had that in my apartment building! I had a friend who lived in Philly and he too had washers and dryers on each floor, which I think is freaking awesome!

    Yes, and we occasionally have the machines break too. However, I must say that if that does happen, our property manager is so quick to have them repaired. There is nothing worse than putting your clothes in a washer or dryer and discovering that it's broke in some way. That happened to me several times.

    Lazy indeed! But I can't tell you how many times I find lint trays that look as though they haven't been cleaned in a MONTH. Not only gross, but I also think it's a fire hazard.

    I've used Arm and Hammer too. And I really liked it. I actually use Arm and Hammer deodorant and it's truly the best for fighting odor. Love that brand!

  7. Ron, there was a time when we lived in apartment buildings that had on-site laundry facilities. The happiest day of my life is when we finally bought a house and were able to purchase a washer and dryer. And I think the first brand we ever got was Maytag. The brand we currently have is Whirlpool. The washer and dryer that's in our current home are in the basement.

    I remember the days (when we lived in New York) lugging our laundry to a laundromat. But you know what's funny about that? Back then a lot of people did that. It's like when people started buying television set. At first, very few people had one. And then when colored TV'S came out....WOW...such a big deal!

    Tide is our detergent of choice. Been using it for years. Do you by any chance remember POWDER detergent? If you put even the slightest bit too much, your clothes came out of the washer with white dust stuck to them. And then you had to rinse them in cold water to remove it. I was so happy when liquid detergent was invented!

    Hasn't the weather here been insane? One day it feels like summer, the next it's back to winter. I'd much rather be cold though. Dreading summer.

    Oh, how faaaaaaaaaaabulous a feeling that must have been! I honestly don't mind doing laundry at all. I just hate not being able to do it WHEN I want to, and without other tenants all around me.

    And you're so right, back then, A LOT of people used a laundromat. And yes...I clearly remember when my parents purchase our very first colored television. SUCH a big deal! And I even remember the first TV show I saw in color. It was 'Hawaii Five-0'!

    I most certain to remember powder detergent. It's was the PITS! And for the reason you said, "If you put even the slightest bit too much, your clothes came out of the washer with white dust stuck to them. And then you had to rinse them in cold water to remove it."

    Me too, I was beyond happy when liquid was invented!

    Yes, the weather has been Bipolar. Yesterday, it was so humid and warm (mid-80s) that it felt like SUMMER. I almost thought that I would have to turn on my AC to sleep that night. However, the temperature dropped considerably at night. I really don't want to use my AC just yet. I like to wait until at least, late-May. I have a feeling this summer is going to be like last year - HELLISH.

  9. Ron, I feel so blessed that I have a stack washer and dryer in my apartment because in the past, like you, I would have to drag my laundry to a laundromat. But I've also lived in apartment complexes that had on-site laundry facilities and that got old too. I work weekdays and have weekends off. And you're right, EVERYONE is doing laundry at that time.

    Don't you hate coined laundry machines? Thank god they did away with those and switched to debt cards. MUCH smarter and easier.

    Do you know what one of my laundry pet peeves is? I don't like using a washer or dryer after it's been used because God only knows what been on their clothes, like cat hair, and then it sticks to YOUR clothes. Yuck!

    I've used Persil before and loved it. I've also used Tide and Gain. I honestly use whatever is on sale because like you said, it's so damn expensive.

  10. Ron, I bet it's a pain in the ass when the elevators break down, I can just imagine! "Band-aiding" is something I think MANY companies do because it's so much cheaper for them. However, it's horrendous for the tenants. I had that happen with pipe leaks. They never fully fixed it, they just stuck a peice of bubble gum on the leak and waited until it happened again.

  11. OMG, it's a total pain in the ass, Barbara! I remember a few times when the city lost power for many hours and I had to use the stairs. What a workout! And it's especially not fun during the summer months when it's extremely hot and humid. Oy vey!

    OMG, you are SO LUCKY! I wish I did! That way I could do laundry whenever I wanted. And do much smaller loads. I've noticed that some of the newer apartment buildings are adding in-unit washers and dryers.

    TOTALLY agree! However, do you know that an apartment complex I looked at last year that was in Ardmore, had COINED washers and dryers in their laundry room? So, I guess some apartments are still using them.

    Yes, yes, yes! And that's why BEFORE I use a washer and dryer, I closely inspect the inside before I enter my clothes. I can't tell you how many times I've had white lint stuck to all my black clothes.

    Me too, I've used Tide and Gain also. What I like about Persil is that it doesn't leave any detergent residue on my darker clothes. I found that Gain does.

  13. Ron, your first pet peeve is my pet peeve. And do you know what I do when that happens? I have no problem removing their clothes and placing them on the top of another washer or dryer, and then using the machine to do my laundry. And that seems to happen quite frequently in my apartment laundry facility. I've even gone so far as to leave a handwritten note, telling them that in the future, PLEASE remove your clothes in a timing manner so that other tenants can use the machines. And then I place the note on top of their clothing that I removed. Sorry, but I think it's rudely inconsiderate to not have consideration for other people.

    I know it's old-school, but my favorite laundry detergent is Suavitel because I love the scent. I get it at Walmart.

I only lived in one place that didn’t have on site laundry and I remember going to the laundromat on my day off (during the week because I also worked retail) because that place looked scary at night! LOL! When our washer or dryer has broken, I’ve had to resort to a laundromat. Why does it always look like drug deals go down there? I try to get in and out asap.

    Our first apartment together, there were 12 floors with 2 washer/dryers on each floor. Unfortunately, I was doing 8-5 in an office, so it was impossible to find a free washer on the weekends! OMG, clothes would be left all freaking day. I’d try other floors and than have to remember which floor I left my clothes! Oh, and the grossest thing for me was people who would accidentally (let’s hope!) leave a pair of underwear behind!!! Horror! 🤣🤣🤣

    I buy laundry sheets on Amazon for really cheap and like the convenience of not hauling those big ass containers anymore. However, with the HE washers, my dark clothes always have the detergent streaks on them. It doesn’t matter if it’s liquid, powder or sheets. There’s just not enough water being used in the rinse cycle. It drives me insane.

  16. Candice I LOVE it! And do you know what's hilarious? I've done the same thing!!! And they have surveillance cameras in our laundry room, so if the tenant wanted to complain, they could see that I did it, but I don't care because they should have REMOVED their laundry in a TIMELY manner. LOL!

    I agree, it's just plain rude to have no consideration for other people. And like you, it happens A LOT in my building. In fact, yesterday morning when I did my laundry, someone had TWO dryers filled with clothes that had no been removed from the day before. Thankfully, there were other dryers for me to use, so I just left them there. But it still annoyed me.

    Okay, and I cannot believe your mentioned your laundry detergent (Suavitel) because years ago, that was my favorite one too! A girl I worked with used to use it, so I tried it and fell in love. I also used their fabric softener.

    LOL! OMG, you are SO RIGHT ABOUT THAT!!! The ones in NYC were very much like that. But even the ones they have here in Philly do. In fact, there is one right around the corner from where I live. And I definitely wouldn't use them at night; especially in this city. SCARY at night.

    I know, isn't it awful to have to do your laundry on the weekends? That's why I love not working weekdays. It's much more convenient to do stuff - like laundry and food shopping.

    CRACKED ME UP because that has happened to me in the past - MANY TIMES. And it's been both men's AND women's underwear. I've found them in either the washer or dryer, or even on the FLOOR!

    Me too, I quite frequently find streaks on my dark clothes. I wear a lot of black, so it's prevalent. I think part of the reason for that is because I OVER-USE the laundry detergent.

    No, I don't sit down there, I go back and forth to my apartment. I have it so perfectly timed because I know exactly how long the washers and dryer run, so I go back to my apartment and do some things, then go back down. However, there is a gentleman I occasionally see very early in the morning, who sits down there the whole time. I think he thinks people will steal his laundry. Ha!

  19. One of my laundry room pet peeves are the people who leave dryer sheets in the dryer. And I'm not talking just one, I'm talking the people who use 3-4 for every load and carelessly leave them in the dryer because they are too damn laze to take them out. Also, I feel as you do about the lint trays being full. Your comment about them looking like someone sheared a herd of sheep was not only hysterical, but so TRUE!

    And as far as washers go, I've have found things like paper clips, coins, hair clips, shreds of paper, and even dollar bills! I don't know how in the world they don't see those things in the washers when transferring their clothes to a dryer? DUH!

    I have to use unscented laundry soap because my skin is sensitve and have allergies. I used the brand Seventh Generation. I get it at Whole Foods or Mom's Organics.

    Thank you! Thank you! Thank you! Yes, that's another pet peeve of mine - DRY SHEETS left in the dryers. There was a time when I use to use dryer sheets and I always removed them from the dryer. And I don't understand how (or why) people leave them inside, when those sheets stick to your clothing as you're taking them out?!?

    OMG, and I loved your comment about things found in washers! Yup, same thing with me. One time I even found an INK pen and was amazed that during the wash cycle how the ink didn't leak out all over their clothes. Me too, I've found lots of money (coins AND bills). I once found someone's name tag that must have been on the persons clothing.

    I've used Seventh Generations' dish soap and loved it. I used the Lavender scented one. But it was very slightly scented, nothing over-powerding.

  21. Ron, I don't think I've ever lived in a place that didn't have on-site laundry facilities. Even back in my apartment days. I'm sure I'd find it most tedious, having to haul laundry across town, wait for it to get clean, then fold it and haul it back!

    Yes, those laundry rules are good ones. Too bad some people either don't read them or don't abide by them. That makes the laundry day more of a chore than it ought to be, huh?

    I had to giggle over the pictures of the full lint trays. They do look like sheared sheep! Have you tried wool dryer balls? Those things really cut down on lint (though they don't impart much of a fragrance, if that's the sort of thing you're looking for).

    I'd be right there with you, doing the laundry early whenever the crowd isn't. Having had a washer and dryer at home for so long, I'd find it like being naked in public to have to do my laundry while others are around!

    Yes, it sure was tedious. And I think the reason why my previous apartments had no laundry facilities was because all of them (prior to my current apartment building) were small, privately owned apartments (e.g. a garage apartment I lived in behind a privately owned home in Orlando, and an attic apartment I lived in above a privately owned home). It wasn't until I rented from an actual "apartment company" did I find that they included on-site laundry facilities) Thank God!

    You're so right, too bad people either DON'T take the time to read those rules or DON'T abide by them.

  23. LOVE this post, Ron, because where I live, we have major issues with washers and dryers frequently breaking, which leaves less washers and dryer for the tenants to use. Our property manager may as well be "non-existent" because it takes her forever to have things fixed.

    Your two pet peeves are mine. As well as people who don't keep up with their laundry, making other tenants wait for washers and dryers. I actually set an timer on my phone to remind me when the washing and drying cycles are complete, so that other tenants don't have to wait.

    Question: I'm curious, how much does each washer and dryer session use on your debt card. We have those too.

    I either use Persil or All. I get whatever's on sale, I'm not too picky.

    Isn't it the pits when several washer and dryers are broke at the same time? I've got to say though that our property manager is very quick to get them repaired. When we notice a broken machine and tell her about it, she gets them repaired usually within the same day. She's very good at that. However, in the past, we've had REALLY bad property managers.

    That's so considerate of you. I wish more people were like that. I pretty much know how long each cycle (washer and dryer) takes, so I'm on it in a timely manner.

    The washers use $2.00 on the debt card, and the dryers use $1.25. To do two loads of laundry, it's costs $6.50.

    Like you, I'm not too picky with detergent. I use whatever one at the time as the best PRICE. But I do love Persil.

  27. PERSIL! You’re the second person to tell me it’s good stuff. I also fill my detergent to the rim—I want my clothes CLEAN! 🤣

    I don’t think it’s crazy at all to get up that early for laundry. My goodness, we are so alike. I do the same thing for grocery shopping—I cannot stand going when it’s crowded.

    The smell of mildew… omg, absolutely hate it. Adding it to my “things I don’t love” list.

    I discovered Persil about 2 years ago because it was on sale and ended up LOVING it! It's become my "GO TO" detergent. CVS will often have sales on laundry soap, so that's when I grab it.

  29. Persil is my personal favorite too. However, my girlfriend prefers Gain. So, do you know what we do? We each do our own laundry! The smell of Gain is too intense for me. Persil smells nice, but not over-powering.

    Don't you HATE when you go to use a dryer and the lint tray is so full. NASTY! I loved this..."They look like someone sheared a herd of SHEEP" Lol! That's exactly what they look like. Same with washers left with clothes inside them. Oh my god, that annoyes the living crap out of me. We have a table the sit along side one of the walls, so if that happens, I just take all the clothes out and dump them on the table. I don't understand why (or how) someone would just leave their laundry hours, or even overnight?!?

    Our laundry room uses debt cards as well. No hassle. Much easier than coins.

    Is your laundry room open 24/7? Ours is.

    I think it's awesome that you do your own laundry! And I agree, Gain can very often be overwhelming in scent. I have used it in the past, but I noticed that the scent stays on your clothers FOREVER. Like WEEKS!

    I've done the same. Not only have I taken their laundry out, I've also left them a note, saying please be considerate of other tenants waiting to do their laundry.

    Yes, our laundry room is open 24/7, which I LOVE! In fact, I did my laundry very early this morning.

    Before we were home owners, we lived in a couple of different small apt buildings. Each only had one washer and dryer in the basement and you guessed it - everyone tried to do laundry on weekends. It was awful. I'm so grateful to now have my own washer and dryer. I have to use non-scented laundry detergent because my husband and I have super sensitive skin. We both get excema and rashes from scented laundry detergent. I usually use All, but I found a "lightning deal" (PLUS a P&G coupon) on huge containers of Tide unscented on Amazon last month: four 117 oz containers for $31.83 - I kid you not! I do a lot of laundry and these will last a loong time. Speaking of laundry, I never use dryer sheets because they're super toxic. I use the wool dryer balls instead.

    Oh, that must be AWESOME! And you don't realise just how awesome that is until you live in an apartment building with many other tenants who also want to use the washers and dryers on the weekends.

    OMG, what an AMAZING price! Laundery detergent has gotten so damn expensive. And I find that Target, where many things are normally a little cheaper, has the most expensive laundry detergent. That's why I either go to Dollar General, or wait until I have a coupon and get it at CVS.

    Yes, I've heard that about dryer sheets. That's something I've never used myself.
